Your booking will be held for one week to allow for the payment of the deposit, which is your agreement to the following terms and conditions, and is your entry into our contract.
Our formal acceptance of our contract is the receipt I shall send you for the deposit, usually sent by email.
1. Only one or two persons may let the apartment, and only those persons listed
when the booking is made may occupy it during the Let. Sub-
2. A firm booking is made on receipt of the deposit of £50.
3. The payment of the rent will be made 6 weeks prior to the arrival date (i.e. in addition to the deposit)
4. The deposit will be returned within two working days of your departure, less any cleaning, breakage and other expenses (fair wear and tear accepted).
5. Personal property of visitors is left in the flat at your own risk. However,
the front door is secured by an insurance-
6. In the event of a cancellation before the 6 week deadline, the deposit and any rental paid will be refunded. After the 6 weeks, the deposit will be returned less a £10 admin charge, but the rental will be retained unless the cancelled period is relet
7. No smoking is permitted in the flat by the residents or their guests.

10. The flat is available from 16.00 hours on the arrival date, until 10.00 hours on the departure date, unless by agreement.
11. The keys will be made available to you by arrangement – either by post, for you to collect, or handed to you personally by my representative.
12. The flat is to be used for the purposes of a holiday let to which Section 12 (2) and paragraph 8 of Schedule 4 to the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the acccommodation for the agreed period only.
13. The agreement will be terminated forthwith if the behaviour of tenants or their guests causes offence or annoyance to the neighbours.
